The double room with a balcony offered stunning views, perfect for watching the sunset over the water. The room itself felt cozy and well-furnished, adding a touch of comfort to the stay.

Sound insulation could be better. you’ll hear footsteps from above pretty clearly, which might disrupt some evenings. the lack of breakfast options on site was a bit inconvenient. a nearby café does serve breakfast, but it requires a short walk. Lastly, smokers might find it inconvenient as there's no dedicated spot, requiring a trek to the pier.

The location is beautiful with an excellent view of the estuary. The room is not soundproof, making it hard for privacy.

    Perfect getaway for couples

Great location on the shore of Tay estuary, breathtaking view across to Dundee. My wife and I really appreciated the character of this place, a modernized boathouse, very cozy yet historic.

It wasn’t exactly a bargain, but I guess you pay for quality.

The King Room with Sea View offers stunning vistas, especially during sunset when the view transforms beautifully. The peaceful atmosphere created by the location made for a relaxing stay.

Sound insulation could be better. footsteps from others can be quite audible, which can disrupt the tranquility. On a personal note, I missed having breakfast included, and although there’s a nearby café, it's not the same as a full service on-site. if you're in need of easy access for drinks, options are limited, especially if mobility is a concern.

    Ideal for couples seeking tranquility

The old boat house is spotless, comfortable, and very peaceful. We stayed in room 3 with a little balcony overlooking the Tay and over to Dundee. The view was breathtaking, especially during sunset when the water turned golden. Plus, they had porridge pots in the room for a cozy breakfast which hit the spot!

It wasn’t exactly cheap, but you get what you pay for, it's still acceptable.

Breathtaking sea view from the balcony.

The sound insulation in the room was terrible. We could hear every step the hosts made, which made our stay uncomfortable. It felt like we had to tiptoe around to avoid disturbing anyone, ruining the sense of relaxation we sought.

The stay was simply delightful, with a lovely room that offered a breathtaking view over the Tay, perfect for a peaceful getaway. We had a delightful stay with our four babies, enjoying the breathtaking sea view from our room. The waterfront area was perfect for gentle strolls and stunning sunsets. This place truly feels like home, spacious and well-maintained, making it ideal for families.

My kids wished there were more family-friendly dining options nearby.

We had a lovely time overall! The king room with the sea view was amazing, super clean and comfy. We enjoyed the picnic area for some chill lunches. Had a bit of trouble with the TV remote, though. Still, the communication from our hosts was top-notch. Definitely a great spot for couples!

The stunning view of the Tay estuary makes this stay truly memorable. The immaculately clean King Room with Sea View provided a comfortable retreat, and the homemade yogurt offered at breakfast was a delightful touch. while the communication from the hosts was efficient, a personal check-in could enhance the experience. some noise from the nearby road may disturb light sleepers. Nonetheless, this place is expertly modernized while retaining its historical charm.
